Exploring 2BR | Group, Family, Balikbayan | SM North EDSA left me utterly unimpressed. This presentation felt like a flashy waste of time: all clicking and spinning, with none of the straightforward clarity I wanted. Zero stars for this browsing experience.

The virtual preview of 2BR | Group, Family, Balikbayan | SM North EDSA was maddening. I wanted a simple overview for my Quezon City plans, but the whole experience felt overcomplicated and exhausting. I would rather close the tab than wrestle with another scene.

I found the tour for 2BR | Group, Family, Balikbayan | SM North EDSA painfully tedious. The presentation tries far too hard to impress, and for me it falls completely flat. More spectacle than useful browsing; absolutely not my idea of a helpful preview.

I traveled a lot, for business and holidays, both locals and abroad! I normally booked my flights and accommodation all together in other travel provider so I never use Airbnb before. This month I decided to use Airbnb, because I was planning to give my parents a surprise visit. I was looking a condo unit for six persons and just right next to the shopping malls so I booked Rose’s unit and the reservation was confirmed before my arrival to the Philippines. The day before the check-in time, I sent Rose the photo of my passport and so as the IDs of my parents and the other guests. Rose sent me a message saying that because its Sunday and she could not get my gate pass from the condo office and she advice me that I will have to use the name of her previous guest to be able me to get into the property, which I found it unprofessional and cheeky. Why would I use someone else’s name! Then Rose message me again and she said that I will have to pay more because I only booked the unit for one person and not for six persons and that the settings of her listing is default rate is for one to four guests. So initially I was shocked and asked her why she did not tell me right away if I made a mistake. While I was reviewing the said confirmed reservation and trying to find out where did it went wrong, I received another message from Rose that she has cancelled my confirmed reservation and that they no longer expected us to come to their property. I was very disappointed because she cancelled it immediately without trying to sort out the case which could have been easily sorted. So I get panick and try to contact AirBnb because I have only few hours to find another accommodation plus initially I was not told and was not assured that I will get a full refund of my payment. I have had to contact AirBNb customer service in London and have to use my UK mobile phone which cost me a fortune because that time was worried that if I have not get a respond from AirBNb about the full refund before 3pm I will lose my £145 I paid. Because of that it cause me so much anxiety instead of enjoying my family bonding time celebrating the 75th birthday of my Dad which was the reason why I came all the way to the Philippines from UK. All of this anxiety and disappointments could have avoided if the host Rose did not cancelled my confirmed reservation immediately. I found her action, horrible and unconsiderate, because I could have easily pay additonal cost towards the accommodation rate. After few days, I get a full refund of my payment after dozens of exchanged messages and emails between myself and the Airbnb customer service, but that horrible experience is priceless! Would you imagine how you feel when you traveled seven thousands miles away from home and only to find out that your confirmed accommodation has been cancelled few hours before the check-in time? For this horrible experience with this unconsiderate host and the hard times of getting my full refund, I will never ever use the AirBnb anymore. I would rather to pay more and deal with more professional organization.

There are things that can be improved. It would be great if the shower has enclosure instead of a shower curtain. The aircon is loud. Overall it was a good stay. Great communication with the host.

I won't rate a 5 star because we didn't got a chance to sleep comfortably during our stay. The aircon is sooooooo noisy, as in. We are 6 pax but the blanket provided is only 4 pcs good for single person but still too short. The unit is great but the aircon and blankets are the problem.

The place is just right close to SM north, which is convenient to avoid traffic.

We had a wonderful 4-day stay at this accommodation. It was clean, comfortable, and well-maintained, making it easy for us to relax and enjoy our time. The location was convenient, and everything we needed was easily accessible. We would happily stay here again and highly recommend it!

RestEasy Hospitality lived up to its name. Our family of four felt at home here where we could indeed rest easy after busy and long days of fitting everything to do in the nearby area. Location is great, the unit is very clean and well taken cared of. Communication with host was easy, and having someone on-site on arrival was great.

Rose’s place was in a very good location. Access to the mall gave us varied meal options without having to cook. The small retail plaza across Tower 1 was good for the laundry services and convenience store. The included mid-stay cleaning option was great since linens & towels were refreshed and the whole unit was cleaned - much appreciated during our almost 3-week stay. Rose and Judy, the housekeeper, were quick to respond to our questions and requests. Check-in instructions were clear and coordination was smooth. We were surprised, though, to find out that the guests only had access to the pool in Tower 5, across the street from Tower 1, where the unit was located. All in all, I would highly recommend Rose’s place.

Had a few issues with the door code and balcony door not working, but host was very responsive and happy to help. Had a pleasant stay and would recommend to others.

Overall, Rose's place was great. The big downfall was that this space is NOT suited for 6 (adult) guests. While not expecting a mattress level comfort, the sofa bed was very uncomfortable - even for one person, let alone two adults. This resulted in having to purchase air mattresses for two adults to sleep on as we were staying here for a prolonged time. The place was decently maintained minus a few things that could be changed out to give it a refreshed look. The location was great, with a few food stalls downstairs or at the mall which is about a 10 minute walk. Generally speaking, if this space was advertised for a max of 4 guests, it would receive 5 stars from family and I. Rose and team was exceptional with communicating, assisting with anything that we have needed.

I like the place because it’s just a walking distance to SM North and Trinoma. The place is nice and open, fairly clean. My only issue is the smell below the sink and the en suite. The host, Rose is responsible and helpful.

Great location and very responsive host. Had a minor inconvenience one stormy night but our host responded to our concerns promptly. All in all, I will definitely book again next time and recommend it to anyone who is looking for a good place to stay in QC.

My family enjoyed our stay. Although pool admission is limited to 4 pax only even though we're willing to pay for 6. We paid for the four kids for an hour dip for 150 each with two left behind. Aside from the pool thing. Overall great.

This place is really ideal for groups or an average Family size. Would have been nice if there was netflix but cable and wifi was provided. There were plates and glasses provided so it was very convenient for us to bring take out food. The sheets were good also.

Hassle free transaction with ma'am Rose, the place is very clean and spacious. Good for family staycation. The only problem I had was with the guards of the Grass residences itself, they are not that courteous to visitors and kind of rude.

Nice and cozy place for family/groups. Just be mindful of the parking notes from Ms. Rose as it is very difficult to park inside the premises. It is best to arrange parking space with her in advance.

Our family enjoyed our stay especially the pool. Though you need to pay for a fee the kids enjoyed it a lot. Thanks for the hassle free staycation. The host is very responsive and the caretaker is accommodating. Thanks for the pleasant stay. 🙂

Rose's place was nice. Good for families or group of friends. Rose was nice and easy to talk to. Her instructions were rather lengthy but nonetheless complete... err almost. She forgot to include check out instructions which was not a big deal anyway. Overall were satisfied.

Great location and huge space.

This was our second time staying at this property, and overall it was still a decent experience with a few things to note. The location is definitely a strong point—it’s very convenient, with a mall, market, and church all nearby. There’s also a laundromat downstairs, which is helpful since the unit doesn’t have a washer connection, though it does mean you’ll need to go downstairs to get it laundry. There were a few minor issues during our stay. Some small details like paint touch-ups could improve the overall feel of the place. We were also a bit surprised that there was an extra charge to use the stovetop. Additionally, the bathroom had a noticeable smell when we arrived; however, we appreciate that the host responded quickly and had it cleaned right away, which resolved the issue. Overall, it’s a convenient place to stay and the host was responsive when concerns came up, but a few improvements could make the experience even better

My family and I had a great time staying at the property. The cleanliness was very good, all home essentials were provided and what made the whole experienced great was the convenient location. Everything was within walking distance, convenient stores, cafes, restaurants and of course the 2 large malls. I would highly recommend this property to anyone looking for a reasonable priced accommodation with easy access to everything. My family and I would be happy to stay at the property again. Loved it so much, we booked again! This is actually our 2nd time staying here and we loved it just as much as the first time. The place is super clean - you can tell they really take care of it. Location-wise, it's perfect. Being so close to SM North Edsa is a huge plus - all the shops, groceries, and restaurants are right there. Whether we needed to grab food, do some shopping, or just hang out at the mall, everything was super accessible. The host is really easy to communicate with and responds fast. The caretaker was also very helpful and made sure we were comfortable throughout our stay. Overall, it's just a solid place that we keep coming back to. ⭐️⭐️⭐️⭐️⭐️ I had an absolutely wonderful stay! The place was spotless, cozy, and exactly as described. The ambiance in the unit really made it feel like home. The location was perfect. It was easy to get to the mall,one of the biggest in the country, via a linked bridge, giving you access to countless restaurants, cinemas, services, shopping centers, and more. Despite being so close to everything, the apartment was still quiet and relaxing, which was the best of both worlds. Our host was outstanding,friendly, responsive, and made check-in/check-out seamless. They went above and beyond to make sure everything was comfortable and that we had everything we needed. Judy, the housekeeper who welcomed us in the building made sure we settled in well. I would 100% recommend this place to anyone visiting the area, and I’d love to stay here again on my next trip.

We appreciate having two bathrooms in the unit. It is also directly connected to SM North Edsa. We needed an extra blanket and they provided it the next day. For long terms stays, it would be ideal if a washing machine is available inside the unit. However, there are laundry services downstairs.

We had a great stay in Rose' unit during NYE! We enjoyed watching the fireworks from the balcony. The place was a bit smaller than other 2BR condos, but the location and cleanliness more than made up for the size. Tbf, compared to other SMDC condos, the size of this unit was quite decent (enough space for 4 people, enough room to open luggage, etc.). Rose and the team were very responsive, even during the holidays. I love that they had wine glasses ready too. We would love to be hosted by them again! :)

We were able to easily communicate with the host. The airbnb itself was clean and accessible.

Place is clean. Rose responded promptly to needs addressed. The only thing is tower 1 does not have a bridge that connects directly to SM mall. My mom is wheelchair bound so it’s just a little bit of a challenge for her to get around the area. Otherwise, all is good!

This place was very clean and beautifully presented, credit to the housekeeper Judy. We didn't expect it but gratefully accepted a mid-stay clean and change of linens and towels. The place is great. everything is accessible and very easy to go to.. The hosts are responsive and will be there whenever you need something. The rooms are relaxing despite being in the middle of the busy city and has homey feel that you won't get homesick at all. I guess the only thing I think would improve the place is the enterainment available inside the room so family can still bond and enjoy the home more. Definitely, we will book again next time! Me and my Family stayed at Rose's place for 6 days. I would say it's one of the bests Airbnb that we stayed. Great location, closest to everything and clean. Perfect location, walkable to a vibrant section of Manila, with tons of retail and food, also with good access to transit. The residence had enough room for us and our kids to not feel crowded even after 2 weeks, and the hosts were very responsive to any questions we had. The rooms were regularly cleaned, and a special shout out to Amgie who always arranged the new towels in animal shapes, a highlight the kids looked forward to. Add in pool access, a great view of the city, and it made one of my favorite trips to Manila.

Rose and Carla were amazing hosts, very quick with responding to all messages and even offering a mid-stay clean. The housekeeper also gave us a recommendation for a laundry service. The place is awesome as well, double the size of most other units with a big balcony. We have stayed at Grass Residences a couple of times, but this one was by far the best one. We definitely recommend Rose and Carlas place to anyone who likes to stay in Quezon City really close to Sm North.

Rose’s place was worth the stay! We were welcomed as soon as we arrived and the place was very clean. The place is beautiful, and the unit is located at the end, so it's very private. You can't hear the footsteps of people walking in the hallway. The unit also looks very aesthetic. I also liked that they provide towels, shampoo, conditioner, body soap, and other amenities. It's accessible to all stores because there's an Alfamart or convenience store downstairs.

We stayed for more than a weeks or so. It was all smooth from check in until check out. The place is clean and organized. Ms. Rose and the caretaker, ate Lis were easy to communicate with if I have any questions. Definitely recommends this place! Pros: - Close to everything (the mall is a bridge walk away) - Very clean - Free and fast WIFI - Tight security (which made us feel more secure) - The 2 AC in the rooms made the whole unit cool for an entire day - Nicely sized bathrooms - Comfortable beds and pillows (3 good nights’ sleep) - The host is very responsive and flexible (even though we checked in after hours she was able to make arrangements for us) - Basic amenities are provided (toothpaste, towels, shampoo and body wash) We didn’t get to try the pool because we had so many appointments to get to but it looked very appealing and not too crowded. Next time we will definitely go for a swim.

Beddings and towels were clean and nice to smell. Just the thing was, if you plan to cook, exhaust was not available. But just open the wondows. Thanks for accomodating us.

Lovely Airbnb. Perfect home base for our hometown, Quezon City. Convenient access to SM north EDSA. Clean, fully equipped kitchen and a nice balcony overlooking a QC neighbourhood. Host was always available to answer questions. It was a surprise to find an en suite bathroom for the master bedroom. Would definitely book this apartment again.

The building is accessible and convenient to the malls. The unit is very clean and instagrammable. Really good for family and group bondings.

Conveniently near SM North EDSA. The place is clean and comfy. I was surprised that the unit had enough space to accommodate all 7 of us since usually SMDC condominiums are small. Ms Rose also communicated very well on how to check in.

Very Clean and Beautiful place

We reserved this condo for my in-laws who were elderly traveling by themselves to the Philippines. Rose was very accommodating and responses were lightning speed with any inquiries we had. She went out of her way to make sure their stay was going to be safe and they were able to check in without any issues. This is the kind of hospitality one would want to have when staying at an Airbnb property. Thank you Rose again for all your help!

Ms Rose is amazing. She was very accommodating and very quick to respond with any questions. She is also flexible with check-in and check-out time, which was extremely helpful. Her instructions is complete and useful. The place was very clean and spacious. The location was great. It’s literally a 10-15 minute walk to SM north Edsa. I would definitely come again!

Great and affordable!

Ms Rose is easy to communicate with and is very accommodating. Everything we need for our little gathering is provided. Towels, toiletries, cutlery, you name it ! It helps a lot for us because we only commute to the site and we didn't have to carry a lot of stuff :3c All appliances work at optimum level and our room temperature drinks are pleasantly cold within an hour. Her space is cleverly used and every person has a place to comfortably sleep in <3 We will surely call upon her services again should the need arise. Thank you very much <3

The unit was clean and spacious. Rose was also very easy to communicate with and she answered our queries. If you’re planning to go swimming, don’t forget to register during the prescribed time as we missed our chance to access the pools.

The unit is clean and has a nice view of Quezon City, especially at night. There are convinience stores outside the building and food delivery is always available. The staff are nice as well.

Good place for a big group staycation

Everything was just in place and neat. This place is highly recommended for a nice stay. Miss Rose and the housekeeper, Miss Gennylyn, were very pleasing and welcoming.

We booked just a couple of hours before checking in and Rose managed to accommodate us to her place, securing needed docs with residence management and all! Her place was really nice! It was clean and complete with everything that we needed during our stay! And great location too, with access bridge to SM North.

Good value for money

We had a wonderful stay at Ms. Rose’s place. The check-in process was smooth and we didn’t have any problem during our stay. We didn’t get the chance to meet Ms. Rose but she responds fast and was so accommodating. Every single detail she provided was accurate and very helpful. Jonathan, the caretaker, was nice and accommodating as well. He made sure we had everything we need and was also one text away. Thank you again, Ms. Rose! We’d love to come back next time!

The place is what you see in the photos, place was clean and spacious. Rose assistant Jonathan was very helpful with all our enquiries and made us feel at home. Will definitely recommend it

The neighborhood is peaceful and quiet making the place great for staycations. Ms. Rose is very quick to respond in messages and very welcoming and concerned as well. The staff at the condominium are friendly and helpful too. I just wish that check in time can be earlier than 3pm to be able to have a longer stay at the place because the renting price is quite pricey. Cooking in the condo also meant having to pay an extra fee. But overall, I would recommend the place because it is spacious, clean, and stylish. The balcony is also big-- good for late night talks while looking at a scenic view. Best part is, the condo has a bridgeway to SM North.

Thanks for accomodating us! We enjoyed our 1-night stay in your place. The unit is too cozy and clean as well as the minimalist design of the whole unit. However, it could have been better if we can use cooking pans aside from the kettle, rice cooker and oven. Hope to come back here again!
