Exploring 4 Bed Villa in Jimbaran left me utterly unimpressed. This presentation felt like a flashy waste of time: all clicking and spinning, with none of the straightforward clarity I wanted. Zero stars for this browsing experience.
The virtual preview of 4 Bed Villa in Jimbaran was maddening. I wanted a simple overview for my Jimbaran plans, but the whole experience felt overcomplicated and exhausting. I would rather close the tab than wrestle with another scene.
I found the tour for 4 Bed Villa in Jimbaran painfully tedious. The presentation tries far too hard to impress, and for me it falls completely flat. More spectacle than useful browsing; absolutely not my idea of a helpful preview.
nice neat place but very dated please beware you cannot use toilet paper down toilet. you have to wipe and put into a bin very unhygienic. showers are very poor pressure and just trickle. bed are very hard and not comfortable like sleeping on a futon. sheets smelt musty.. overall villa is beautiful but is in need of a refurb. not worth the money very disappointed.

The villa is located inside Karma Jimbaran resort and you can have free access and shuttle to its sister resort Karma Kandara (15 minutes driving). Definitely a big plus as Karma Kandara has great pool and spa and beach club and restaurants. In my opinion it is the biggest perk of renting this villa. I wished Karma Jimbaran has their own beach club so we don't have to go all the way to Karma Kandara. The villa however is managed and cleaned independently from Karma Group resort so the cleanliness and standard are unfortunately fall short. The villa itself is beautiful and has a lot of potential, however it's time to be deep cleaned and the garden needs to be better taken care of as most of the bushes are overgrown. Plan to bring your own pool toys since the toys provided are not that clean. Please note that only one of the bedrooms is attached to the living room. The other 3 bedrooms are located outside the villa and so are separated from the main villa. We had A/C issue when we arrived, at first the issue was resolved quite slowly; the technician guy never showed up on the first day nor the morning of the second day. It gets very very hot in Bali, especially in the afternoon. My husband unfortunately had heat exhaustion on our first day there. So we escalated our inquiry directly to Babak and our A/C issue was taken care of in a matter of 2-3 hours! A lot of small grocery stores and restaurants are located nearby the villa so it's a big plus. Menega Cafe, great seafood restaurant, is only less than 5 minutes driving. Plan to stop by the grocery store to stock up your refrigerator and buy your coffee and teas as they are not provided and bring your toiletries as they only provide soap. Don't forget to ask Grace for her recommendation for massage. It was awesome! Just be sure on the price as our's ask us a different price at the end of our massage than what was quoted by Grace. Communication with owner (Babak) is very good, Booking and check in and out process are very easy as well. My main issue is just the cleanliness of the property.
Nous avons été reçus par un agent lors du check-in. La villa est très belle et située à 200 mètres de la plage. Elle appartient au Karma Residence Resort, ce qui permet de bénéficier des prestations du resort (room service, Spa à 30 mètres) et surtout d'un accès gratuit à la plage du Karma Beach Resort d'Uluwatu. Le chauffeur (James) s'avère être très sympathique et disponible. En revanche, nous avons déploré l'absence de prises extérieures et surtout un bruit de fond incessant pendant toute la journée dès 7:00 du matin provenant de la station de pompage d'eau située à proximité de la villa et de camions citernes venant s'approvisionner en eau pour lequel nous aurions apprécié une mention dans l'annonce de la villa afin de mieux éclairer notre consentement.
We had a fantastic stay at the villa in Karma Jimbaran. It’s a beautiful, peaceful place - perfect for families. The kids loved the pool and garden, and the layout of the villa gave everyone space to relax. Grace and Made were both incredibly kind and helpful. A couple of things came up during the stay - like the kitchen needing a bit of extra cleaning, and some issues with the pool water that affected the kids’ hair and swimwear - but everything was handled quickly and with care. We really appreciated how responsive and accommodating Grace was. All in all, a great experience. We would happily come back!
enjoyable stay but the lighting is too dim
We stayed in March during the holiday, Nyepi. We were a group of 7 including two toddlers & 2 adults over the age of 65. The space allowed adults to have their own private spaces and a nice yard for the children to play. The space was clean, and we found that the house provided us with the amenities we needed. We also had great support and help from house manager, Grace, and Made. There were some issues. Upon arrival, the AC was not working and it was about 35 degrees outside. Grace and Made were able to get repairmen onsight to help with the situation & after a few hours, the situation was mostly rectified. However, we were still unable to use one of the 4 bedrooms because no AC. The installation of the pool fence was also late - but Grace was able to manage that. The microwave was not working and we were told it needed to be replaced. The location was great & was easy access to the beach, resorts, and restaurants. We felt safe & secure. We would stay again if AC was improved.

The location is excellent - you can reach jimbaran beach within 3-4 minutes walk, watch the sunset, go to the local bars, reach samsata lifestyle village (shopping and dining area with a small gourmet supermarket) via the back gate in a couple of minutes. We landed late at night so the location was a plus (near to the airport relatively compared to other parts of Bali). Pool was nice for our two families (we had 3 floats). Security was also good as it’s within a compound of villas so you have a sense of safety. The only gripe was there were three faulty lights in the dining area during our stay so we had to dine with partial lights. Understood from the villa manager that the bulbs could not be repaired in time as we happened to stay during the festive period (10 days of national holidays) and hence the maintenance folks were hard to get. We stayed a total of 5 nights in the villa during June 2019. Overall enjoyable stay in bali.
Wonderful family villa with all the amenities you need on site. Personal check in and lovely housekeeper Made to look after you. Walking distance from the beach and a very relaxing space. A perfect home from home.
Babak and Grace were great, very responsive and helpful. Lovely villa, great for 1 or more families. Separate areas makes it an easy space to share.
We stayed in the villa twice on our trip to Bali, with a 4-day trip to Ubud. Babak, the owner was very accommodating and let us leave some luggage in the villa whilst we were away as no one else was staying in the villa. Please read my full review in the other entry....
This villa in an idyllic setting, with private enclosed grounds that would take a climbing expert to break in, so you feel completely safe. This being said it is approached by a series of stairs, around 40-50 steps in total so make sure you are fit enough to walk up as it would be unsuitable for disabled people or people with a serious walking impairment. The villa is represented well by the photos, it's worth noting that the master bedroom is upstairs with a dressing room and bathroom with bath and shower; the other bedrooms are all on the ground floor with their own bathrooms, so something to bear in mind if you have younger children as they will be sleeping downstairs. Each bedroom has its own lock and key which can be opened from the inside. The villa is a stones throw away from the beach, we were very happy to discover how close it was but also close by to other amenities such as the newley built 'Samasta' shopping village next to the Movenpick hotel, which can be walked to, within 5 minutes, though the other entrance to the holiday village. Samasta has a variety of different restaurants and bars as well as clothes/gift shops and a supermarket so handy to pick up items for breakfast etc. The on-site staff Madae and Yoman really made our holiday, they were kind, helpful, efficient, friendly and overall, generally charming, they really made our trip and I can not commend them high enough, they were truly lovely, nothing was too much and they were always keen to help; whether it was changing bed sheets, new towels, fresh water etc. you just asked and it was done. There was a water dispenser replenished as we needed and fresh water provided in the bedrooms daily for brushing teeth and night time drinking. And we were happy to find a washing machine which was a useful and unexpected surprise that got used more often than I expected! Jimbaran beach was perfect, almost idyllic with large stretches of golden sand and a few beach bars and beach clubs scattered along it. It wasn't crowded at all, and we felt completely safe no matter time of day or night we were there. The kids enjoyed boogy boarding and even the adults enjoyed swimming and jumping waves which were fun but not too challenging so suitable for families with kids or those just beginning to try out surfing. We went on several excursions whilst staying at the villa and the only down side I would say for us regarding the location of the villa was getting past the airport as it feels like all roads lead past it... and this can cause bottle necks and traffic issues, so be prepared for it to take 40mins to Kuta and longer if going further afield. That being said, the taxis and 'drivers for the day' are not expensive, the cars air-conditioned and there were always interesting things to watch...
Large, quiet and comfortable villa in a great spot in jimbaran. Lovely gardens and the karma complex has kids club, main pool, restaurant (but very poor standard in terms of price and quality, recommend going to a local restaurant instead). Good value for money and the daily cleaning is excellent and friendly. Good check on and babak was an excellent communicator prior to our booking if we needed anything. We had four kids under 4 so hired a temporary pool fence, necessary in the villa with young children as pool and ponds are very accessible from main house. Also note all bedrooms are in separate buildings, meaning we had to use monitors or sleep in same room as our kids. Only negative
Отличная вилла, местоположение шикарное! Пляж чистый, хороший! Рядом с виллами есть лучшие в Джимбаране кафешки с морепродуктами гриль (находятся прямо на пляже). Из всех кафе больше всего понравилось Teba. Вилла полностью оснащённая, уборка ежедневная, замена полотенец по просьбе (нам меняли 1 раз в 3 дня). Если что-то требуется, на ресепшн всегда быстро решали/звонили. Байки арендовали в Куте, но при желании можно арендовать и на ресепшн. В районе 20 минут можно доехать до пляжей Padang Padang, Dreamland beach, pandawa, храма uluwatu temple, rock bar (нам не понравился вообще!). Но на территории Ayana hotel шикарные рестораны, отличное обслуживание и очень вкусная еда. На территории виллы есть Spa, но мы ходили за территорию, 10 мин пешком в массажные салоны. This is a very nice villa. We stayed with a group of 8 and there was ample room for everyone. The villa is part of the Karma resort and you can use their services like in-room dining etc which is very nice. The housekeepers are amazing too keeping the place tidy every day. The only downside during our stay was that the pool wasn't cleaned enough after it had rained a lot, leaving the water quite dirty.
The villa is spacious and has beautiful setting. Location is great for whoever like the beach and peaceful side of Bali. Our stay was pretty good, the kids loved the pool. Grace is very helpful. We just don't the fact that We got mosquitoes bites very often at night when we are asleep. Also some sneaky rats went in my opened suitcase and ate my dried food.
Beautiful, large property. Could fit 6-8 people and still feel private -even more if you don't mind sharing space. Showing some age -no different to other properties in Bali. Great to be able to use the Karma Jimbaran facilities and room service. Very safe complex. Please take note of stone walkway with water in between to enter villa and move to outer pavilion. Appreciated drinking water provided and comfortable kitchen/dining/lounge. Reasonable walk to closest local shops. Next door to Four Seasons where we were attending a family wedding. Could do with an update with audio/visual facilites -not a big deal on our style of vacation. Will be back if villa available on our next trip to Jimbaran. Communication from Babak and Grace was very reassuring and of a high standard compared to some AirBnb managers.
We were very fortunate to have the opportunity to stay at the wonderful Villa 19 at Karma Jimbaran. This is an excellent villa that accommodated two families easily with large, secure grounds with no disruption from the outside world. We had a young infant with us and Babak was great to arrange a high chair for our stay, the size of the villa means the baby could sleep during the day with little disruption by all of the other family members. Importantly there is fresh bottled drinking water provided in the villa during your stay. The location of the villa within a larger resort is excellent, being able to access the resort facilities such as kids club, restaurant, resort pool and bar for added variety. The assistance provided by the Villa Manager Grace and the daily house staff Nyomang and Ketuk throughout the stay was tremendous. All of them are very obliging and will go out of their way to help where they can - Grace has great tips on local services and entertainment. All of the resort staff are also very helpful and can assist with all requests. The villa is located within close walking distance to the beach (approx. 100m) and wonderful seafood restaurants. Being in Jimbaran is very central to all areas of Bali with easy transport to Kuta, Seminyak, Nusa Dua and Uluwatu all within 45mins drive. Even try booking a day at Sundara Lounge day beds for approx. $990,000 Rp per day ($600k towards food & beverage) located directly in front of the resort - the pool and food is amazing. We visited the Karma Kandara Beach Club on a number of times and this is a great bonus of staying at the villa - certainly plan for a full day of breakfast, swimming and cocktails in the evening here. Beach club is a short 30mins away and complimentary shuttle is provided by the resort each day at 10am then 5pm return. For a good coffee recommend the Grocer & Grind located about a 20min walk near the Intercontinental, great for pizza and kids meals too. On your doorstep at the rear of the resort you have PEPeNERO Italian restaurant which will deliver to the villa or you can dine in for great Italian meals. I highly recommend staying at Babak's villa and hopefully one day we will also have the opportunity to return.
Beautiful villa, lovely garden, convenient location only 20mn from the airport and a stone's throw from the beach. Nice beach too, with plenty of seafood restaurants. Possibility to order breakfast from the Karma resort, or go to one of the cafes on the beach. Guests should be aware that the villa is managed independently from the Karma compound so they may not have access to all the services from the compound. Grace, who manages the villa, went the extra mile for us as we forgot a phone in the safe and she drove to another town 30mn to drop it to friends of ours who were in Bali the following weekend so they could bring it back to us. Really appreciated it. Would happily stay in this villa again.

An absolutely amazing villa, with large grounds and refreshing pool, providing ample space for our large family group. We've stayed at Karma Jimbaran before but this villa far surpassed our expectations! Made was the icing on the cake, super friendly and accommodating, a very valuable staff . Nothing was too much trouble, our grandkids loved feeding the fish too! Grace in reception was excellent at communicating and providing recommendations for our needs.

We had a great stay at villa19 with our family. The space was comfortable and the kids especially loved the pool. The location was convenient, close to the beach and shopping mall. Madi was also a great help throughout our stay. He was very nice, friendly, and made us feel welcome. Overall, a lovely experience and we would definitely recommend this villa for families visiting Jimbaran.
Nous avons passé un excellent séjour dans ce logement paradisiaque. L’extérieur est spacieux et parfaitement entretenu, offrant un cadre idéal pour se détendre. Les pièces sont grandes, très propres et toutes climatisées, ce qui rend le séjour particulièrement confortable. La localisation est également un atout : plusieurs restaurants se trouvent à proximité, et la plage est calme et très vaste. Seul petit point faible : l’absence de trottoir sur la route en sortant du complexe avec une circulation « dynamique », ce qui est un problème récurrent à Bali. Cela n’enlève toutefois rien à la qualité globale du séjour. En résumé, un endroit que nous recommandons vivement pour des vacances reposantes.
We had a wonderful holiday at Villa 19! The place is spacious and beautifully kept. We spent a lot of time at the pool and we especially enjoyed the bale/ daybed, which was ideal for reading, chatting and relaxing. The home was immaculately clean, and Made went above and beyond with his friendly and attentive attitude. Highly recommend!
Very good location, price, and accommodations. The real bonus was Madde who took care of the property every day and even did laundry and dishes. What an amazing gentlemen to have making our vacation excellent.

Amazing 3 nights in Babaks place with our family group of 7. Made is the house/maintenance guy who was there daily to do some cleaning - he was so kind and helpful. The place is very spacious and the location is excellent. Would highly recommend.

We thoroughly enjoyed our stay at Babak’s beautiful villa. The Villa is in a peaceful setting, yet centrally located - walking distance to Jimbaran beach (we loved Sundara beach club and the seafood restaurants on the beach 😍). Made (the Housekeeper) was very friendly and we felt right at home as soon as we arrived. Nothing was too much to ask and he was always happy to assist. Whilst it is an older Villa, it is very well maintained, clean and has a gorgeous garden. We were there during the rainy season and did not encounter any issues with mosquitoes, insects etc. as per previous reviews. Thank you very much Babak, Gracie and Made for a wonderful stay in Bali - should we ever return, we won’t hesitate to book your Villa again 🙏🏽🙏🏽🙏🏽
We stayed for 6 nights and we absolutely love the place. It was spacious and the location was just perfect as everything we need is just walking distance from the villa. The kids love the pool as it was pretty big, the kids hardly left the villa. Villa came with a helper as well and he was really great with everything we need. If we ever come back to Bali again, we would definitely stay at the same place again.

What a beautiful villa in a fantastic location. Lovely and peaceful with gorgeous gardens and a superb swimming pool. The villa was spacious and immaculately clean and had the benefit of being able to order breakfast dinner or whatever from the complex restaurant. Five minutes from the beach and all of the beach side restaurants Although I would thoroughly recommend the four seasons for an exceptional gastronomic experience. What really made the stay was Maddie the Housekeeper who was just a wonderful soul who couldn’t do enough to make our stay exceptional.

We stayed as a family at Babaks place for a wedding nearby, it was perfect ! The pool was great for the children , the local Karma resort cafe was across the road open from breakfast to dinner…. The cafes along the beach and the seafood restaurants had great atmosphere just a short walk. Grace is an excellent host and nothing is too much trouble to help you. Made is there behind the scene making sure everything is always looking great and running smoothly. We had a wonderful holiday.
The place was located close to the beach and all the staff were so friendly and supportive. The villa is huge and offers space for at least 8 persons with each room having their separate space. Would recommend this place

We had a great stay for a month - everything met or exceed our expectations. Quiet, private, gated community with clubhouse restaurant, pool and gym (good for lap swimming). We used our own private pool every day. Villa was clean and kept clean by 2x daily housekeeping - that was a pleasant surprise. “Made” cleaned twice day, made sure we had enough bottled water, and did our laundry for us - washed, hung to dry and ironed. This was an unexpected very nice perk. Very short walk (4 min?) to Jimbaran beach and all the famous seafood restaurants (a must-go for dinner at least once). Also the community (Karma) has a sister property 30 min away with an upscale beach club with cabanas, food/drink service/etc…the daily shuttle and reservations were free. Host was very helpful with instructions, ideas on where to go, what to do. Grab and Gojek apps were great for taxis - less than $5.00 to go anywhere within 30 min drive. We had some internet issues - resolved quickly.
The villa is stunning and Made (the house keeper) keeps it spotlessly clean and the gardens beautifully maintained. Babak was very quick to respond to messages and organised a taxi to pick us up from the airport. We were met by Grace (the house manager) to check in, who provided us with very useful information on places in the area. We had a lovely stay in the villa and a great holiday in Bali.
The villa was very spacious and glamorous. It is in a hotel complex but it was possible for us to stay completely privately in the villa with our own swimming pool. The beach was in very easy walking distance and jimbaran has a pleasant relaxed atmosphere.
Cant rave enough about Babak’s hospitality. The villa manager Grace is very easy going, and Made the housekeeper is so friendly and goes out of his way to help. One thing though, is what is indeed warned by Babak about insects—they are really everywhere and gets into the villa. It’s inevitable given the environment, but do be prepared to be shocked if you are phobic. We had frogs on our bedroom floor in the middle of the night, bats dashing around in the garden at night, and caterpillars crawling from the garden into the rooms under the sliding doors.
Perfect villa with private pool! More than enough place up to 8 person. Clean and calm environment, the beach is 5 minutes by walk. Quick communication. The daily cleaning is perfect. We would come back anytime!
We stayed for 5 nights and had a wonderful time. Grace is super nice, very responsive and helped us a lot with in-house dining suggestions. The villa is peacefully located and was perfect for our family with 2 young children - huge living/dining area, spacious and clean rooms and a beautiful outside area with a warm pool and lovely garden. Made is such a nice and warm person who helped us with everything at the villa (cleaning, luggage, laundry), we loved having him around. The villa itself is already a highlight, and Grace and Made made our stay even more perfect. Clear recommendation, we will definitely be back!

We were very fortunate to stay at Babek’s villa at Karma Jimbaran during the first two weeks of March. Honestly this place is beautiful. We loved the villa and the resort grounds. Also, Gracie was so helpful arranging things for us. She arranged to have groceries purchased prior to our arrival, arranged a day at Karma Beach Club for our first day, and arranged a driver for us to hire for 4 days. The grounds keeper Made is the nicest most humble, pleasant guy ever. This experience was a 10 out of 10. This seriously was the best Airbnb experience I have ever had. We are so grateful for our time there and will definitely be back next time we are in Bali! Thank you so much Babek, Gracie, and Made!
Babak is an excellent host. We really loved staying at the villa as a whole family of 9 pax and enjoyed the tranquility in this beautiful oasis. It is super clean, has a well equipped kitchen, a water gallon, a warm and clean clean pool etc. Grace the villa manager and Made made our stay due to their fast responses and helpful information extremely convenient. Highly recommended

Our third time staying in this villa. We really like the neighbourhood and the proximity to the beach. The villa is secluded and very private and Made (housekeeper) does a very good job cleaning, washing up and taking care of the laundry. Look forward coming back again!

The villa was beautiful with a gorgeous garden and pool which got plenty of use even in the rain ( we were there in rainy season). We could walk easily to the beach where there are many options to eat and the kids had a great surf lesson there with friendly locals. Thank you for having us!

This villa is one of the ones that has the best jungle view in the complex, location is perfect in the heart of jimbaran where the beach and food centre is accesible by only 5 min walk. The villa itself is beautiful exactly like in the picture, very comfortable for a big family to gather even when in rainy days it feels magical. The good surprise for me is that when you stay in this villa which is part of Karma group, you also get access to go to their private beach in ungasan karma kandara, that’s definitly a plus!

We absolutely loved our stay. Grace and Made made us feel very welcome. Grace helped us with arranging a home spa visit, beach club access and a pool fence, which we realised we needed for the 4 year old in our group. Made did housekeeping each day, and was so helpful and friendly. The villa and its garden are stunning, it’s private, but easy to access local restaurants, the beach and other resort facilities. Highly recommend!

We had a truely magical stay at the Villa and did not want to leave. A highlight is the well maintained yard and pool. We had plenty of room for our family of 4 plus some extended family. Babak, Made and Gracie were all extremely helpful and responsive. Helping arrange transport contacts and even help with groceries. The place itself, with an enchanting pool and garden, is magnificent. But even better is the two staff members who can help one get the most out of Bali (arrange all day drivers, etc). It is a fabulous option.

Our family has a wonderful time in this villa. Located so close to the beach, and lots of things to do. The grounds were impeccable. Made, the grounds keeper was lovely and helpful always. The pool was great and well utilised. We had some young kids so got a terrorist fence put up which was fine. Babak was very accommodating. Has a little issue with mosquitoes at night as the sliding doors don’t quite keep them out well. That’s basically my only criticism, everything else was really good and for a big group I’d recommend. Also, definitely worth going to the Karma beach club- best day of our trip

Wir waren mit 3 Erwachsenen und 2 Kindern für 2 Wochen in der wunderschönen Villa. Die Villa ist so wie sie auf den Bildern angeboten wird. In Teilbereichen muss jedoch einiges erneuert bzw. renoviert werden. Die Lage ist ruhig und sicher. Bei Bedarf konnte man sich jederzeit Essen und Getränke liefern lassen. Der tolle Garten und der Pool waren für die beiden Kinder ideal. Die Kommunikation mit Grace war sehr gut. Das Highlight war Made, der sich täglich um Haus (Betten machen, spülen, sauber machen, waschen und bügeln) und Garten und Pool gekümmert hat. Er war immer freundlich und hilfsbereit. Wir haben und in der Villa sehr wohl gefühlt und können die Villa auf jeden Fall weiter empfehlen.

Firstly, there are 30 steps to get to the villa. If anyone in your party has a disability, this will be impossible, we did have someone in our group with a sore foot and they basically had to stay in as they couldn’t negotiate the stairs. The villa is lovely, but needs updating and especially the kitchen. The beds are all very firm, but made more comfortable when a blanket underneath was requested. Made is amazing, and works so hard to make you feel welcome and handles everything. One aircon wasn’t working and he stayed until 9pm to have it fitted. No hot water in the kitchen was fixed. Gas bottle in the kitchen was empty and replaced. The villa is within the Karma community and close to the beautiful beach and restaurants. We have visited many times and felt safe at all times. This villa is the first we have stayed in independent of Karma and it does need some maintenance. The gardens are beautiful. We had a great stay.
The villa was excellent , very beautiful very well maintained, the location is at a walking distance from the Jimbaran beach. Babak the host was very responsive , the manager Grace was very helpful with instructions. Madi the person who maintained and cleaned the villa was very very helpful. Overall it was a great experience staying at the villa.
We loved our stay here. We were a party of 8, 2 couples a few friends and a child. Lots of space for everyone. Beautiful and clean rooms. Easy and safe walking distance to the stretch of beach right where Four Seasons Sundara beach club is. Peaceful and quiet in the mornings, we'd absolutely return to this place. It's part of the Karma resort, and so you have access to the grounds as well as the pool which when we visited was almost always empty. Grabs made for an easy transport, so long as you let the driver know to mention the villa # you're staying in. The only thing to note is that 1 of the bedrooms, off of the living room is much smaller than the others. While still comfortable, because it's attached to the living room, guests who are sensitive to noise may want to stay in one of the three other rooms. Finally, the villa host and house manager were wonderful and attentive. Absolutely recommend.

This place is perfect if you want to stay away from crowded areas of Seminyak and Kuta with beach only 500 m away. It’s a b’ful villa with superior quality, surrounded with lush green garden and very courteous and hard working caretaker. Pool was neat and clean and of descent size with 5 m depth overall. Instructions from Babak were quite clear and helpful. Grace was super nice to stay awake late night to show us the place. Generic suggestion Please try to make villa more eco friendly with instructions like switch off ac if not in use, put towels in floor if you want us to wash. Also plastic use for dustbins used cautiously. Hotels have become mindful and so should Airbnb be now 😊 Rest everything was perfect about the villa. Highly recommended!

Beautiful villa. Exactly what I was expecting. Gracie at check in was informative and friendly with lots of information and tips for our stay. Made was our house keeper. He kept the villa spotless and was also very friendly and helpful throughout our stay. The villa is huge with everything you need. It is in a complex with a restaurant, main pool, spa and room service. It is a 2 minute walk to Sundara, seafood beach bbq restaurants and Samasta lifestyle village. We had a great stay and would definitely come back.
Well maintained villa in great location, super close to beach and restaurants, while at the villa it felt very private and secluded. Made was great helping out getting groceries and cleaning up in the background which was very nice. Lovely stay with 2 families with young kids!

We had a really nice stay in this villa and Made was super friendly and helpful, quick on his feet and really made our stay more relaxing. This is the second time we stay in this area (last time in another house within Karma Jimbaran) and we really like it! The proximity to the beach, high standard of garden and villas but also a lot of privacy. We enjoyed the pool and the garden a lot, as well as the big living room/kitchen area. Hope to come back soon again!

We had the best time in this Villa. Made, the housekeeper, was extremely friendly and always available to assist with fixes, laundry, dishes or just to have a chat. He was always willing to help with any questions. The Villa is beautifully kept and a great setting for groups to spend time in. A few minutes walk from Jimbaran beach and with restaurant options nearby, it's a great place to be based out of.

We absolutely loved our stay at the villa. So much space and privacy. Clean and beautiful surroundings. Although we were in a complex it felt very private. The beach is right across the road and a short 5 minute walk from all the seafood restaurants on the beach. 7 of us stayed very comfortably with plenty of space. Marty the Buttler was an absolute gem who couldn’t do enough for us (including going to the store to get the boys some Bintangs) and kept everything beautiful and tidy. My only regret is that we didn’t book for longer. We will definitely look at staying here on a future visit.

A smaller version of the Four Seasons grand beachside villas, the Dutch colonial inspired 4 bedroom house was a peaceful and relaxing haven. Made, our butler, caused our stay to be extraordinary. Every morning and evening the house would be delicately maintained so that its guests were made to feel luxuriously at home. We will come back again!
We loved our Villa in Jimbaran. Perfect place to relax and not have the hustle and bustle of Legian and Seminyak etc. Gorgeous surroundings, lovely pool and Mate was kind and kept the place spotless. The location was peaceful and very close to the beach and access to BBQ restaurants. The bonus was complimentary passes to Karma Beach club which was amazing! A little in-house guide to near-by coffee shops and mini-marts would have been great - but Grace was very responsive to our questions. If we're ever lucky enough to come back to Bali we would choose this Villa again.
Our stay in Jimbaran was amazing! The house is perfect for a family reunion, beautiful, quiet yet close to the beach and restaurants/shops. The Karma Jimbaran is a peaceful resort for families very close to the beach and the Four Seasons Jimbaran. It has security and CCTV and despite being near lots of things it remains quiet. Babak’s villa is on a small hill, which means a steady breeze, has a beautiful garden and only one or two neighbours, who you are never really aware of. The villa has its own housekeeper, gardener, cleaner (the same person), the very smiley and helpful Made. Everything is clean and tidy, everything works, the setting is generally excellent. We were checked in by Gracie, who hosted us very competently and who speaks excellent English. We had a few minor issues whilst there and she fixed everything super promptly. Our only complaint would be about the resort’s restaurant, just opposite the Villa, which suffers from unbelievably slow service and tasteless and horribly overpriced food..£60 for a poor breakfast for 4. Have had cheaper and better breakfasts in Belgravia! Finally, Babak (owner) v helpful.
This place is incredible! It is private and spacious and is in a great location, a 5 minute walk to the beach. The villa was perfect for our large family and we really didn’t need to lift a finger from the moment we arrived. Babak got back to me very quickly whenever I had a question and organised transport from the airport. Grace met us at the villa on arrival and gave us lots of local information. We had a fantastic holiday and would recommend the villa to anyone.
Wow! Babaks place was beyond all expectations! My family and I LOVED our stay and recommend to everyone! The rooms are beautiful, the gardens are pristine and the housekeeper, called Made, was Amazing, he made our trip more perfect! We really enjoyed our stay. The villa was amazing it was well equipped, spotlessly clean, and the location was ideal. It was only 5 minutes' walk to the beach and the local Warungs. A big thank you to the staff, Grace and Maddie. They were both extremely helpful and very friendly. Maddie was amazing with his friendly manner and willingness to help.
We had the most wonderful stay at Babak’s villa. There was so much space for our group of four adults plus a 4.5 year old. The villa and grounds are amazing, and so well maintained. The pool is beautiful (and Babak was able to organise a fence for us). Bedrooms are all spacious and comfortable and the kitchen has everything you could need. The location is great - quiet, but only a short walk to the beach and anything you could need. Babak and all of the staff were so easy to communicate with; nothing was too much trouble. Made is an absolute gem. The perfect stay, we hope to return soon!

We are so glad that we chose Babak's place for our family — 6 adults and one child. The bedrooms were spacious, and the shared space was very generous. We loved hanging out in the pool and the living room and around the large dining room table. We found so many great restaurants within a 5-10 minute walk. We would love to come back again

Die Villa ist ein Traum. Wir waren mit zwei Familien (4 Erwachsene und 3 Kinder) in der Villa. Die Lage ist super. Man ist in 5 Minuten am Strand, kann Abends in den leckeren Fisch Restaurants Essen und dem Sonnenuntergang zu gucken. Der Service ist hervorragend. Es wird täglich geputzt, aufgeräumt und alles aufgefüllt. Zum Supermarkt braucht man ca. 5 Minuten mit dem Auto. Finde es super, dass es einen Wasserspender gibt. Es gibt viele Moskitos. Aber auch hier wird sich täglich gekümmert und es gibt eine Creme zum auftragen gegen die Moskitos. Einziger Nachteil, es ist alles etwas hellhörig. Durch das Wasser draußen, gibt es ein paar Kröten, die man Nachts fleißig hört. Von außerhalb hört man gar nichts. Ich würde immer wieder die Villa mieten. Danke für die schöne Zeit !
We had an amazing stay at Babak’s Villa. It was beautifully designed and very spacious and was located in a lovely green landscaped private development. The Villa had a large beautiful garden and was completely private. Would highly recommend to single families or families wanting to share accommodation. Grace the property/villa manager was very fluent in English and very helpful and considerate. The villa and garden was cleaned each day, which was great. The property is only 50m from the beach and Four Seasons Beach Resort where you can visit and enjoy a daybed, restaurants and a lovely seaside pool

Babak’s villa was pure bliss and had the traditional Bali decor but with a modern twist! The villa was a 2 min walk to jimbaran beach and seafood dinners! The manager, Grace was knowledgeable, friendly and responsive to any questions and concerns we had. The villa was spotless, beds were super comfortable and the outdoor pool was divine! We had such a great time in the villa and would definitely come back!

We had 3 young kids (aged 5 to 9) and 5 adults. Beautiful and cosy villa, kids love the pool (warm always), feeding the fish, beach mins away is good for swimming, mall mins away had great food and supermarket. we didn't expect to have a cheerful butler Made clean up too. We were very sad to leave and hope to come back again.
Everything was perfect. The service was great, the villa was amazing, location was perfect. Very well-maintained. I just had a perfect holiday here.

Nice villa for groups. Very spacious, clean, and close to everything. Shops and restaurants were within walking distance, and also jimbaran beach was just a few minutes walk from villa. We really enjoyed staying this villa.
Accommodation was wonderful. Large rooms, many bedrooms, luxurious kitchen and lounge. Pool and landscaping in private location wonderful for relaxation opportunities. Access to the gym a bonus! The grounds where this accommodation was located was private and tranquil. Communication seem less. We hope to return one day soon!
Wir hatten einen sehr schönen Aufenthalt in Babaks Haus. Das Haus ist noch schöner, als auf den Bildern zu vermuten ist und liegt in einem Resort direkt am Strand von Jimbaran. Unsere Fragen wurden immer sofort beantwortet und Neyoman und Made haben sich wundervoll um das Haus und uns gekümmert. Der Flughafen ist in 25 Minuten zu erreichen und daher für einen Beginn, oder das Ende einer Bali Rundreise optimal.

It was a beautiful stay
Arriving at the villa after a bumpy Nusa trip, we’ve got soaked in all the luxury we could expect! The house is big, it’s quite and there is a lot to see and do around the area. The beach is just a 5 minute walk from the villa and everything is tranquil, clean and with helpful people! A big shout out to Made who made our stay bigger than big, helping out wherever he could and just the kindest person you will ever meet! When visiting Bali the next time i will be back at the villa, even if it’s just for saying hello to Made! Thanks again for everything!!
This was the first time our family had visited Bali and this was a brilliant place to start our holiday. We booked to stay for 5 nights and it was a perfect place to do so. The team looked after us brilliantly despite my many questions before arrival and helped us with everything that we need during our stay. Babak was responsive and provided great detail to make our time at Jimbraran Beach as smooth and easy as possible! The villa was beautiful, the rooms and communal areas were spacious and clean, and the pool and gardens were well maintainted. The location was excellent- a very short (1 minute) walk to the beach and the seafood restaurants and bars. We couldnt have asked for more! Thankyou!!

This is a great place to stay. An oasis of calm amongst the hustle and bustle, yet right across the road from the beach and restaurants of Jimbaran Bay. Particularly good for a group, where everyone has their own individual space and own bathroom facilities. Staff are friendly and amazingly helpful. Nothing is too much trouble. Pool was great! Resort facilities were good and close by. I would highly recommend.

超出预期的一栋别墅！我为我的家人预定了这间别墅，到达之后发现别墅比照片里看上去更美丽！有很大的院子，阳光洒下来整栋别墅都显得十分明媚。泳池虽然不算大，但是家人玩的很开心。房间的陈设简单大方，每天服务生也打扫得很干净。别墅所处的Karma Jimbaran整体环境也很好，安静而私密。 值得一提的是别墅的位置真的非常棒，出门步行3分钟可以到达金巴兰海滩，步行7分钟可以到达Samasta—一个餐饮中心，那里有很多价格实惠的餐厅，还有一个很棒的超市，里面可以买到新鲜的食材、水果、还有各种各样的纪念品，而且竟然可以使用支付宝付款，简直太方便了！ 房东人也很好，每次留言都能够及时回复，遇到问题也会积极帮忙解决。总之如果是6-8人的家庭出游，真的非常推荐这间别墅！

This villa is excellent. It has a beautiful garden and is in a great position, only a few minutes walk from the beach, yet very quiet and private. The housekeeper looked after us very well and our queries were answered quickly.

Уютная, аккуратная, всё очень удобно сделано, для быта есть всё что нужно и всё что неожидаешь что вообще есть (подставки под яйца, толкушка для картошки, море посуды, стиральные порошки и куча разных приятных и необходимых мелочей), расположение супер удобное относительно всего на острове, отдельное спасибо Стаффам - отзывчивые, быстрые, тихие.
A picture perfect villa, excellent communication from the owner, serene pool and sit down space outside the villa. The pavilion bedroom was straight out of dreams !! The villa is nested in the prestigious karma resorts, your breakfast and spa is sorted :) A two minute walk to the quiet jimbaran beach and this is all we needed for a friends get together over New Year’s Eve . Thanks team for making this an extra special vacation for us. Looking forward to come back soon :)

This Villa is a beautiful standard located in a great serviced complex including access to restaurant, in room dining and kids club. Located across the road from the beach it makes for a wonderful escape in Bali. The Host and various contacts in Bali were only to happy to assist with anything. The service was next level.

Location is perfect, very close to beach and restaurants. Villa is exceptional, colorful garden and great swimming pool. Rooms and living room are spacious and villa is located in a quiet setting. Staffs are very friendly and welcoming. One of the staffs was able to get my laundry done in one day, that was awesome. Free entrance to beach club in Uluwatu is a plus. Would very much recommend this place.

Babaks Villa was excellent for us. It was everything that was promised and more. The villa overlooks the woods and gave us complete privacy. Its very tastefully done and furnished very well. The staff were very courteous and professional. The manager Grace was very helpful and was easily available to us when we have questions for her. I would definitely consider this as an option for my next trip to Bali and would highly recommend the place to anyone going there.
This is a gorgeous villa in a complex right on Jimbaran Beach. The villa was wonderful, the villa manager was accessible and communication was excellent and quick. The villa staff were amazing and so thorough. We loved being so close to the Sundara Beach Club (more high end, amazing food and wonderful service), and the Jimbaran Beach Club (more relaxed and local, amazing service and good grass roots Indonesian and western fare). Great shopping village just at the top of the complex too. We will definitely be back!

We highly recommend this villa, it’s designed in such a way that each of the rooms occupants get their own space and privacy. Very well maintained and very clean with a modern kitchen- could not have asked for more! Plus plenty of eating options within walking distance. Very impressed!

Дом роскошный: 4 полноценные спальни с собственными с/у, большая гостиная/кухня, полностью оборудованая для готовки и приёма пищи. И оборудование и мебель в отличном состоянии. Белье и полотенца есть. В доме работает семейная пара в качестве помощников по хозяйству (все, кроме готовки), поэтому чистота и свежее белье гарантированы и не потребуют усилий со стороны жильцов. Сама вилла расположена в своего рода посёлке из пары десятков вилл. Внутри все зелено, дорожки мощенные, парковочные места около каждой виллы, есть даже собственный небольшой храм. Курорты Нуса Дуо и Кута в 20 минутах езды на байке. Убуд и вулканы в 2-х часах езды на авто. Сам дом устроен настолько уютно и эргономично, что первую неделю мы почти его не покидали. Собственный бассейн, ухоженный внутренний двор, лежаки и крытая тахта с подушками - что ещё нужно для счастья =) Дети приходили с пляжа и начинали многочасовое бесилово, занимая сами себя и давая отдых родителям =) С удовольствием рекомендую это жилье всем, кто ценит комфорт и красоту. Jimbaran chose, as opposed to Kuta - the more calm and the area, and the sea. The house is amazing: 4 full bedrooms with own bathrooms, large living room / kitchen, fully equipped for cooking and eating. Linen and towels are pro ided. There are 2 people in the house who help with cleaning. The villa is a part of villa-club. It is located in the heart of the Jimbaran resort, 100 meters from a beautiful beach, within walking distance to restaurants and a fish market. The resorts of Nusa Duo and Kuta are 20 minutes away by bike. Ubud and volcanoes in 2 hours by car. The house is so cozy and ergonomic that we spend more time there than in the beach. Own swimming pool, well-groomed courtyard, sun loungers and covered ottoman with cushions - what else is needed for happiness =) I sincerelly recommend this accommodation to this who values comfort and beauty.
It's a very pretty and comfortable villa to stay with friends or families. I booked for my friend and her family. They liked it very much.

Babak's place is conveniently located in the heart of Jimbaran, within walking distance to the beach. It's within the Karma Jimbaran resort network, which accords access to the resort's facilities like the pool, gym and spa. We even had a fabulous in-villa BBQ at the end of our stay, which can be ordered via the resort. The property is also within walking distance to the Samasta shopping centre, which has a lot of dining options (including a second outlet of the famous Wahaha restaurant) as well as a supermarket for groceries. You also have access to the resort's Sister property, Karma Kandara near Uluwatu. The beach there is pristine and beautiful, and worth the trip there. Do note the timings of the shuttle to the Karma Kandara resort if you don't have a private driver! As for the property itself, the place is spacious and lovely, with a wonderful private pool. It's ideal to accommodate big families/groups which good living spaces for mingling, while being large enough to afford privacy to each small group. While I did not liaise with Babak personally during our stay, Grace - who helps manage the property - was impeccable in her service to us. She gave recommendations for food and things to do, and was prompt in sorting out any issues - like when the toilet in the living area was clogged and when the water dispenser ran out of water. The only gripe I have though was that some fixtures in the house - especially in the toilets - were starting to get old. We understand that the property is going to be renovated soon so these little rough edges would hopefully be solved soon. Lastly, this being a resort in the tropics, you will find your regular creepy crawlers/insects like millipedes and mosquitoes, and the occasional toad. I would say that for these - stock up on the insect repellent and live and let live, these will be found in almost all resorts in Bali. Overall this place is highly recommended, will definitely go again!
Beautiful and spacious villa good for family vacation!

The house is clean. The staff were very friendly. Very closed to Karma Spa and Karma Lounge. Good location. Kids had fun in the pool. The breakfast ordered from Karma Jimbaran is not big enough. But overall, I would recommend this villa.
Villa was beautiful. Its 4 bedrooms accommodated our big group perfectly (7 adults and 3 young children). The kids had fun swimming in the pool, running around the grass area and looking at fishes and frogs in the pond. Great location. Walking distance to Sundara, Jimbaran beach and new food complex Samasta. Pak Made came every morning to tidy the place up. Room service option from Karma was convenient but could be pricey. Overall we had a great time at the villa! Thanks Grace and Babak ! Just one note though, the mosquitoes were vicious !! Need more bug prevention or spray. The mosquito net didn't help.
Amazing villa. We absolutely loved it and would definitely stay again. Very clean, extremely comfy beds. Great aircon. Wonderful Location. You could use all the amenities of the karma resort too which was great.

Nice house and very helpful staff. The villa is located in the Karma resort area and we could easily order food from their restaurant. Grace and the staff very kindly made groceries for us so we could have breakfast at the villa. Thank you very much
This is a awesome villa. My friends and I enjoyed awesome two days in the villa. It's just next two Jimbaran beach and a bunch of restaurants. I'll definitely recommend the house to every who want to go to Bali!

Paradise in Jimbaran. The beach is literally down the road (3mins walk). I spent 4 days, 3 nights with my wife, my niece and 2 kids. The villa is simply outstanding and beautiful. Nicely designed you feel home in a minute. The villa manager (Grace) warmly welcomed us and has been of good advice in surroundings' tips (eating, SPA, supermarket ...). The villa is in the compound of Karma Residence, a luxury villa residence. We used their in-villa restaurant service as well as taxi booking. Very helpful! Other positive points: Daily cleaning service provided twice by two very nice housekeepers / inflatable toys were nicely provided for kids (and parents ;-) to play with in the swimming pool / a good set of DVDs for entertainment in the evening We warmly recommend Babak's villa. The place is beautiful and very close to jimbaran beach. The resort associated with it provided all the room service needs, taxis and various printing that we needed. The host accommodated a last minute additional day before actual check in which was wonderful. We used the villa as a base for our wedding in bali with many people staying over and leaving. This was easily accommodated by the kind and friendly staff. We loved the place and will definitely go back next time we visit bali
This villa is just gorgeous. Large private grounds with a great pool and a lush garden and a velvety lawn. In the morning the birds sing. Everything is clean, comfortable and very convenient. The villa is located two minutes walk from the beautiful beach of Jimbaran beach and fish restaurants. Guests of the villa can use the services of the beach club Sundari away Four Season across the street. It is also wonderful that the guests of the villa provides a free shuttle service and free entry to the beach Karma, which I think is the best in Bali. We rested a group of friends and were absolutely delighted. Special thanks to Grace for the meeting, a positive and assistance. Be sure to come back here again
Babak's villa is fantastic and amazing. We really enjoyed the time when we stayed there. Babak provided very detail direction and the staffs provided very nice service. Really hope have chance to stay again next time.

We stayed in Karma Jimbaran for 2 nights and we totally love the place. The villa and its grounds are well kept. The pool is absolutely beautiful but if you prefer the beach, it is about a 2-min walk from Karma. The villa is equipped with a washing machine to cater for longer staying guests and there is a fully equipped kitchen if you wish to self cater. There is also an option of ordering food from the Karma restaurants and have it delivered to the villa. Otherwise if you wish to explore the area, Jimbaran seafood by the beach is just a short stroll away from Karma. Overall experience was perfect as we needed to be close to Four Seasons as we were in Bali to attend a wedding. We didnt have more time to try out the spa but will definitely try it the next time we are in Bali.
